How it works

We start by evaluating your land to see if it's a good fit for a clean energy project. This includes visiting the property, reviewing utility access, and considering local regulations.

Once a lease is signed, you’ll begin receiving payments while we handle all the heavy lifting: securing permits, completing title searches, conducting environmental and biological studies, designing the project, and preparing for construction. You’ll always know where things stand—we keep landowners informed throughout the process.

When development is complete, we transfer the project to a qualified long-term owner, who oversees construction. This stage typically takes 6–9 months and is managed with close attention to safety, compliance, and minimal disruption to your land.

Once the project is up and running, clean energy flows to the grid, providing your community with a reliable source of power. Meanwhile, you begin receiving annual rent payments, ensuring a guaranteed and stable source of income for you and your family.
The project owner is responsible for monitoring, maintenance, and any ongoing support needed on your land.

At the end of the lease term, the project is removed and the land is returned to its original condition, as outlined in your agreement. Decommissioning plans are developed well in advance, ensuring a smooth, responsible exit, with most materials recycled or reused.

Yes. We work with districts to select a preferred site for the installations so they don’t impact existing land use. We only ask that nothing you do shades the solar farm. Farming activities can even continue on the leased area during the development period, and New Leaf Energy will pay any crop damages should we need to construct or conduct tests during a farm season.

We typically look for flat, open sites between 15 and 500+ acres, with good sun exposure and access to utility infrastructure. We assess topography, vegetation, nearby roads, and proximity to power lines or substations. Just as important: we work closely with you to make sure the project fits with your current land use and long-term goals.

Energy storage systems require much less land—usually just 1–2 acres. Ideal sites are flat, accessible from a public road, and zoned for commercial or industrial use. We also look at things like vegetation, environmental conditions, and the site’s distance from substations or distribution lines.

Wind sites depend on local wind speed and zoning. While wind turbines only use 1–5 acres, we typically look for sites of 50 acres or more to allow for safe setbacks and compliance with local regulations. We evaluate average wind speeds, potential environmental impacts, FAA clearance, and proximity to historical or sensitive areas.
