How it works

  • New Leaf Energy will come to your property and perform an evaluation to see if renewable energy is a fit for your land.

  • Once lease paperwork is signed, you will begin to receive option payments while we develop the project. We handle everything from start to finish: securing permits, organizing environmental and biological surveys, and designing the project.

  • After all development items have been accounted for, construction begins. This process takes 6-9 months to finish.

  • Clean energy will start to flow to the grid, providing you and your community with a reliable source of power. Rent payments commence, ensuring you a guaranteed and stable source of income for your future.

    Maintenance and ongoing monitoring will ensure the safety of you and your property.

  • At the end of the lease term, the project will be disassembled completely, and the land returned to its original state.

    HOW WE CALCULATE SOLAR LEASE RATES →

  • We typically look for sites with as few as 15 or as many as 500+ acres of contiguous land. We factor in accessibility, shading, topography, and the proximity to existing utility infrastructure. We consider the soil conditions, conduct any necessary environmental studies, and take into consideration sight lines for neighboring properties. We also work with landowners to select the best site for a solar or energy storage system that won’t disrupt any of their current or planned future use. In short, landowner preferences and site viability go hand in hand.

  • Energy storage requires a much smaller footprint than wind and solar projects—as small as a quarter acre but more commonly 1-2 acre parcels. We typically look for flat parcels, commercial or industrially zoned, that are easily accessible from a public right of way. We also look at a number of factors including proximity to overhead distribution lines and/or substations, the ease of site access, the amount of vegetation on the site, and whether there is any existing environmental contamination.

  • The most important factor for a community wind project site is whether or not the parcel is located within an area that has enough consistent wind to make the project feasible. We can quickly determine this through several wind-related resources that show average wind speed at specific GPS coordinates. Although community wind projects typically only have 1-2 wind turbines and use as little as 1-5 acres of land, we typically consider sites with a minimum of 50 acres available so that we can give each project adequate setbacks from nearby residences and meet zoning regulations. When looking at each site, we perform a comprehensive due diligence to take into account surrounding historical sites, impacts on habitats, FAA studies, and more.
